"Our friends were amazed."
"It is an extreme pleasure to recommend Jeana Cowie to any prospective buyer or seller of real estate. Since we have been on both sides of a real estate transaction, we have seen firsthand the ability and experience of Jeana. First, when we were trying to find a home during one of the most active markets ever seen in New Jersey, Jeana spent over one year of her time diligently helping us look for a decent place to live. During this endless period, we learned that Jeana will NEVER give up on you regardless of how much time she spends - she is patient and always available for you. Moreover, we learned how much honesty and integrity she possesses. Specifically, if a prospective home had negative issues, she was quick to point them out and if the home was priced too high she lets you know even before you arrive. These are qualities that are rare and enable you to put your mind at ease as your Realtor is truly working for you. If that wasn’t enough she was a pleasure to be with, which we felt was very important because we spent so much time together. On the flip side, we were faced with selling the same place we purchased but two years later when the real estate market had quieted down dramatically. Jeana was unbelievably helpful in pointing out what buyers look for and what sells. In addition, she possesses an uncanny ability on how to competitively price your home so as to minimize unnecessary delays in selling so you don’t lose precious time in an uncertain market. In fact, we were able to sell our home within 2 days after we listed it for sale! Our friends were amazed. In short, I hope that the points we delineated above will help you realize that Jeana has the requisite knowledge, experience, instinct, tenacity, ingenuity, professionalism and affability to get the job done and you will actually enjoy the time you spend with her. Rare indeed – good luck.

Real Estate Contracts >Contingency Sale
Sellers may be reluctant to accept an offer that is contingent on the sale of another property. However, such a sale can be structured to minimize the risks.
The seller should put a limit on the amount of time that the buyers have to accept an offer, and they should keep their home on the market during that time. They should also reserve the right to require that any contingencies be met within a short period of time, ideally 24 to 48 hours, if they get a second offer. This is called a "First Right" contingency.
Contingent sales can work well for the sellers. The buyer is not in a position to ask for concessions on price or terms and may be able to get interim financing. Each situation is different, however, so go over the terms with your real estate agent before accepting a contingent offer.
